Construction Management

Pre-Construction Services

  • Assist in development of project program
  • Assist in selection of Architect/Consultants
  • Assist in selection of General Contractor
  • Prepare/assist with Owner/Contractor and Owner/Architect Contracts
  • Develop project cost budget
  • Develop preliminary construction schedule

Design Phase

  • Develop project schedule
  • Schematic design cost review
  • Design development cost reviews
  • Construction documents cost review
  • Update preliminary construction schedule

Bidding Phase

  • Develop bid package and scope of work
  • Issue and coordinate bid solicitation
  • Review low bidder selection
  • Update project schedule

Construction Phase

  • Hold regularly-scheduled Owner/Architect/Contractor project meetings
  • Issue, review and approve design change orders
  • Maintain logs for:
    • Drawings
    • Material/Equipment Purchases
    • Change Orders
    • Requests for Information
    • Others as needed
  • Monitor project cost (actual vs. budget) and recommend any needed changes
  • Monitor project schedule
  • Review and approve Contractor and Architect payment requests
  • Monitor equipment and material deliveries
  • Coordinate with General Contractor's project manager and project superintendents and make decisions as necessary with Owner's approval

Project Closeout

  • Perform punchlist inspections and identify needed work in conjunction with Architect
  • Followup for obtaining proper permits and maintain records for turnover to Owner
  • Collect and organize as-built drawings for Owner
  • Collect and organize all manuals for operation of building equipment and systems for turnover to Owner
